Commercial EICR Testing — Done Properly, Start to Finish

An Electrical Installation Condition Report (EICR) is a legal requirement for most commercial premises and a fundamental part of responsible property management. For businesses, landlords, and facilities managers, getting it right matters – not just for compliance, but for the safety of everyone in your building.HM Electrical provides commercial EICR testing across London for a wide range of business premises, from offices and retail units to restaurants, hotels, warehouses, and multi-site portfolios. As a NICEIC-approved contractor, every inspection we carry out is fully accredited, comprehensively documented, and backed up by our own in-house remedial capability – so if any faults are found, we can fix them too.We carry out 100% circuit testing as standard. That means every circuit in your premises is individually tested and documented – no sampling, no shortcuts, no gaps in your compliance record.

What Is a Commercial EICR?

A Commercial Electrical Installation Condition Report (EICR) is a formal assessment of the fixed electrical installation in a non-domestic building. It is carried out by a qualified electrician and tests the safety, condition, and compliance of all electrical circuits, wiring, protective devices, earthing, and bonding.

At the end of the inspection, you receive a formal EICR certificate classifying any issues found using a standard coding system:

  • C1 — Danger present: an immediate hazard requiring urgent action. We will not leave a C1 issue unresolved without your knowledge.
  • C2 — Potentially dangerous: a fault or condition that requires remedial action as soon as reasonably practicable (within 28 days for many regulated settings).
  • C3 — Improvement recommended: not dangerous, but worth addressing to bring the installation up to current standards.
  • FI — Further investigation: something that cannot be fully tested without additional work — we’ll explain this clearly if it applies.

If no issues are found, your installation is issued a Satisfactory result. If C1 or C2 issues are present, the installation is classed as Unsatisfactory until they are resolved.

What’s Included in a Commercial EICR?

Every commercial EICR we carry out includes:

  • 100% circuit testing — every circuit inspected and documented individually
  • Full visual inspection of the fixed electrical installation
  • Testing of all protective devices — RCDs, MCBs, and circuit breakers
  • Assessment of earthing and bonding throughout the premises
  • Identification of damaged, deteriorated, or unsafe wiring and components
  • Checks for exposed live conductors or conditions that could cause fire or electric shock
  • Inspection of all sockets, switches, light fittings, and distribution boards
  • Classification of all issues (C1, C2, C3, FI) in line with BS 7671 Wiring Regulations
  • Formal EICR certificate issued on completion
  • Clear written report with plain-English explanations of findings
  • No-obligation quote for any remedial works identified

Commercial EICR – Legal Requirements & Compliance

Commercial premises have clear legal obligations around electrical safety under UK law:

  • Electricity at Work Regulations 1989: requires that all electrical systems are maintained to prevent danger. EICR inspection is the accepted method of demonstrating compliance.
  • Health and Safety at Work Act 1974: employers have a duty to provide a safe working environment, which includes maintaining safe electrical installations.
  • The Management of Health and Safety at Work Regulations 1999: requires employers to carry out risk assessments — electrical condition forms a key part of this.
  • Landlords of commercial property: while residential landlords have a specific 5-year EICR mandate, commercial landlords’ obligations are governed by lease terms, insurance requirements, and health and safety law. Most commercial leases and insurers require current EICRs.

The IET Code of Practice recommends commercial premises are inspected every 5 years, or sooner if the premises have undergone significant changes, are older, or are in a higher-risk environment.

Frequently Asked Questions — Commercial EICR

The IET Code of Practice recommends commercial properties are inspected every 5 years. High-risk environments such as industrial premises, catering kitchens, or properties with ageing installations may require more frequent inspection. If significant electrical work has been carried out, or the premises have changed use, an earlier inspection is advisable.

Yes – commercial premises are legally required under the Electricity at Work Regulations 1989 and Health and Safety at Work Act 1974 to maintain electrical systems in a safe condition. EICR inspection is the accepted industry standard for demonstrating compliance. For commercial landlords, lease terms and insurance policies typically also mandate a current EICR.

This depends on the size of the premises and the number of circuits. A small retail unit or office might be completed in half a day; a large multi-circuit commercial building may require a full day or multiple visits. We’ll give you an accurate estimate of time required when we provide your quote.

Yes. We regularly work evenings, early mornings, and weekends for commercial clients who need inspections carried out with minimal impact on trading. We’ll agree a schedule that works around your operations.

An Unsatisfactory result means C1 (danger present) or C2 (potentially dangerous) issues have been identified. C1 items need to be addressed immediately; C2 items typically within 28 days. We can carry out all remedial works ourselves and re-certify the installation once complete — you won’t need to find a separate contractor.

Yes. Our EICR certificates are issued by NICEIC-registered electricians and are accepted by insurers, local authorities, and commercial landlords. If your insurer has a specific format requirement, let us know in advance and we’ll ensure the documentation meets their needs.

Absolutely. We work with commercial landlords and property managers with single units through to large multi-site portfolios. We can coordinate all inspections, provide consolidated reporting, and phase programmes across a year to manage budgets. Get in touch to discuss your portfolio requirements.

Both. Unlike some inspection-only contractors, we carry out all remedial electrical works ourselves. This means you have one accountable contractor throughout – no delays waiting for a separate firm, and no disputes about who is responsible for what.
