EICR Testing Across London and Surrey
We carry out Electrical Installation Condition Reports right across South West London and Surrey — Victorian conversion flats in Clapham and Balham, Edwardian terraces through the Southfields Grid, 1930s semis in Hampton, riverside apartments in Wandsworth and Kingston, and large detached houses in Esher and Claygate. Every report is issued by an NICEIC Approved Contractor and is accepted by letting agents, insurers, mortgage lenders and local authority licensing teams.
London housing stock throws up the same handful of problems again and again: borrowed neutrals in converted flats, rewireable fuse boards still in service, no RCD protection on socket circuits, and shared landlord supplies that nobody has traced in decades. Knowing what to expect before we arrive is the difference between a report that takes a morning and one that drags on.
What the law requires of landlords in England
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, every privately rented home in England must have a valid EICR carried out at least every five years. You must give a copy to your tenants within 28 days of the inspection, and to the local authority within seven days if they request it. Local authorities can impose financial penalties of up to £30,000 for breaches, and the London boroughs we work across do enforce it.
If your report comes back with a C1 or C2 code, or is marked FI (further investigation required), the installation is legally unsatisfactory and you have 28 days to complete the remedial work — or less, if the report specifies a shorter period. We can quote for the remedials at the same time, so you are not chasing a second contractor against a deadline.
Houses in multiple occupation
HMOs carry their own conditions on top of the five-year rule. Licensing teams routinely ask for evidence of a satisfactory EICR, interlinked smoke and heat detection, and emergency lighting where the layout requires it. Tooting, Kingston and Earlsfield have a high concentration of licensed HMOs, and a report that does not cover the communal circuits properly tends to come straight back from the council.
Which council covers your property
We notify building control for any remedial work through the relevant authority, so it helps to know which one you are under:
- Elmbridge Borough Council — Claygate, East Molesey, Esher, Thames Ditton
- London Borough of Lambeth — Clapham
- London Borough of Merton — Wimbledon
- London Borough of Richmond upon Thames — Barnes, Hampton, Teddington
- London Borough of Wandsworth — Balham, Battersea, Earlsfield, Putney, Southfields, Tooting, Wandsworth
- Royal Borough of Kingston upon Thames — Kingston upon Thames, Surbiton
How long an EICR takes, and what it costs
A typical two or three bedroom London flat or terrace takes around two to four hours. Larger properties, conversions with shared circuits, and commercial premises take longer. We test 100% of circuits rather than sampling, and we price each job rather than quoting a headline figure that changes once we see the board. Call 07866 433378 or request a quote and we will give you a fixed price before booking anything in.
