NICEIC-approved electricians for Tooting, SW17 – from Tooting Broadway and Tooting Bec to Furzedown and the cottage streets of Totterdown Fields. If you let property here, the rules changed in July 2025: three Tooting wards now require a licence for every private rental, and shared homes need an HMO licence across the borough. As Tooting electricians, we carry out the EICRs and remedial work landlords need, alongside rewires, consumer units and fault finding for homeowners – all with a written, fixed quote.

Landlord EICR Tooting: what selective licensing asks of you
Since July 2025, Wandsworth Council’s first selective licensing designation has covered Tooting Broadway, Tooting Bec and Furzedown wards, along with South Balham. Every privately rented home in those wards – a one-bed flat over a shop on the High Street as much as a family house near the Common – needs a licence. Licences usually run for five years, and the council can impose penalties of up to £30,000 for letting without one.
A satisfactory Electrical Installation Condition Report is central to the application. National rules already require one at least every five years for any private tenancy, but licensing means the council, not just your tenant, will want to see it.
What makes an EICR licence-ready?
An “unsatisfactory” result means at least one observation coded C1 (danger present), C2 (potentially dangerous) or FI (further investigation needed). Those must be fixed and re-tested before the report counts. C3 items are recommendations and don’t fail the report on their own. With every Tooting EICR we provide:
- a plain-English note against each code, so you know what’s urgent and what isn’t
- a fixed price for the remedial work, not an estimate
- a re-test and updated certificate you can upload straight to the licensing portal or forward to your agent
Watch the dates, too. A five-year licence can outlast an EICR that’s already two or three years old, so diarise the next test from the report date rather than the licence date.
HMOs and flats in converted houses
Tooting Broadway ward has a high share of converted homes: 27.8% of dwellings are flats carved out of houses, alongside 36.5% purpose-built flats and 23.5% terraces (Census 2021). Separately from selective licensing, additional HMO licensing has applied borough-wide since 1 July 2025 wherever three or more tenants from different households share – including flats in multiple occupation within purpose-built blocks of three or more flats.
For HMOs, an electrical test is only part of the picture. Fire detection and emergency lighting get inspected and certified on the same visit, and in converted houses we check the landlord’s supply that feeds hallways and stairs – the circuit that’s easiest to forget and the one an inspector is likely to look at first.
Totterdown Fields: London’s first council cottage estate
Totterdown Fields was the London County Council’s first cottage estate – around 1,244 houses built between 1901 and 1911, and a conservation area since 1978. An Article 4 direction there controls windows, doors, roofs, porches and hardstanding, so the uniform street frontages are protected. Tooting Bec ward is 47.3% terraced housing – more than double the borough figure of 22.2%.
Electrically, these are compact houses that were never designed for today’s loads. Kitchen extensions, loft conversions and electric showers often end up sharing circuits that were already stretched. A rewire or new consumer unit is usually the cleanest fix. What isn’t straightforward is EV charging: with front hardstanding restricted, most Totterdown Fields owners can’t create a parking space, and a lamp-column charger requested from Wandsworth Council is the practical alternative.
Tooting’s other conservation areas and listed landmarks
- Mellison Road, off Tooting High Street – late-Victorian villas in knapped flint.
- Streatham Park (SW16), south of Tooting Bec Common.
- Garrad’s Road – the council consulted in 2023 on extending it to cover all of the Tooting Commons.
The Granada, Tooting, opened in 1931 and now Buzz Bingo, is Grade I listed – the highest grade there is. In any listed or conservation-area property, we confirm what’s allowed on external walls before we fix a light, socket or charger to them.

Electrician in Tooting – FAQs
Tooting Broadway, Tooting Bec and Furzedown wards, since July 2025, for every private rental. Check your ward on the council’s map – postcodes don’t always line up with ward boundaries. HMOs need a licence wherever they are in the borough.
If it’s satisfactory and still within five years, it’s normally acceptable. Just remember it will expire before a five-year licence does, so book the next test in good time.
Anything coded C1, C2 or FI needs putting right. We’ll price the remedial work in writing, carry it out and reissue the report so you can submit it.
Only if you already have lawful off-street parking. The Article 4 direction restricts new front hardstanding, so for most houses a council lamp-column charger is the realistic option.
