NICEIC-approved electricians in East Molesey (KT8) – Kent Town, the Old Village and the Bridge Road shops opposite Hampton Court. Molesey sits on low, flat former meadows where the Mole and the Ember run into the Thames, and much of it was built in a hurry after the railway came. That shapes almost every job we do here, from where a consumer unit should go to who signs off work in a flat above a shop.

Three rivers, flat ground and the East Molesey electrician
East Molesey grew on low-lying meadows that have always been prone to flooding. The Mole and the Ember meet roughly 400 metres before they join the Thames, opposite Hampton Court Palace, and Molesey Lock lies within 100 metres of Hampton Court Bridge. It’s a lovely spot, and a wet one.
The September 1968 flood on the River Mole is the reason the area looks the way it does today. It led to the Lower Mole Flood Alleviation Scheme, built in the 1980s, which now protects around 1,300 homes and businesses between Hersham and the Thames, including along the Ember. It is now ageing, and the Environment Agency has it under review.
What that means for your electrics:
- When rewiring a ground floor, we put the consumer unit up high, mount sockets well above the skirting and run downstairs circuits on their own RCBOs. If water ever does get in, the upstairs stays live and safe.
- After any water ingress, don’t switch things back on to “see if it works”. Turn off at the main switch if you can do it safely from a dry spot, then call us to isolate and test.
- Outdoor circuits near the river – garden lighting, power to a boathouse or shed – need proper wet-location protection and RCDs.
Kent Town: a Victorian grid by the station
The railway reached Hampton Court in 1849, and Victorian Molesey grew around it. Kent Town, the mid-19th-century residential grid laid out by Francis Jackson Kent, is the clearest example: regular streets of houses that are now well over a century old.
Like any house of that age, they were built before electricity and have been wired, rewired and extended in stages. In Kent Town we often find a newer consumer unit sitting in front of much older circuits, or a kitchen and bathroom brought up to date while the bedrooms run on cable that is decades older. An EICR sorts out which parts are fine and which aren’t, and lets you plan a rewire in sensible stages rather than all at once.
Molesey East ward is a genuine mix – 27.3% semi-detached, 26.9% terraced, 19.6% detached and 17.6% flats (Census 2021) – so Kent Town’s terraces are only one part of the picture.
Flats above the Bridge Road shops
One figure stands out in the Census for Molesey East: 3.5% of households live in a commercial building. On the ground, that’s the flats over the shops and restaurants along Bridge Road, near the Jubilee Fountain.
These buildings mix a commercial supply downstairs with domestic supplies upstairs, sometimes from the same intake. For landlords, each tenancy needs a satisfactory EICR renewed at five-yearly intervals at most. A flat shared by five or more people from separate households needs a mandatory HMO licence from Elmbridge – and that is the only licensing the council runs, with no additional or selective scheme. For shop and restaurant owners, we test commercial installations, emergency lighting and kitchen supplies – and because we understand both halves of the building, we can work out which circuit belongs to whom before anyone starts cutting.
Molesey’s conservation areas
East Molesey has three:
- East Molesey (Old Village) – designated 1975.
- East Molesey (Bridge Road) – designated 1989.
- Kent Town – designated 1973 and extended in 1994, 2000 and 2011, covering Bridge Road, Creek Road, Hampton Court station, Cigarette Island and the Kent Town grid.
Elmbridge has no Article 4 directions in Molesey, so permitted development rights mostly stand, but conservation area status still means care with anything visible on a front elevation or shopfront – a new external light, a sign supply or a wall-mounted charger. The Bell Inn on Bell Road is Grade II listed. If your property is listed, ask us early: listed building consent can affect where cables are allowed to go.

Electrical services we’re asked for most in East Molesey
- EICRs – Landlord reports for flats above the Bridge Road shops, with remedial work priced up front.
- House rewires – Staged rewires in Kent Town terraces, with boards and sockets placed with flood risk in mind.
- Commercial electrical work – Shops, cafés and restaurants on Bridge Road, including emergency lighting.
- Emergency electrician – Lost power, tripping that won’t clear, and water near electrics.
- Garden lighting – Safe outdoor circuits for gardens near the river.
We also do consumer units, fault finding, LED lighting, EV chargers and maintenance contracts across KT8.
EV charging in Molesey
If your house has no driveway, there is now a realistic route. Connected Kerb holds Surrey County Council’s on-street contract, and from 18 June 2026 the county has sold Kerbo Charge gullies – channels set into the pavement – to households with no off-street space for £499, against a usual cost above £1,000. Your home charger’s cable runs through it rather than loose across the footway, which isn’t allowed. Got a drive? Then it’s a supply check, an OZEV-approved charger on the wall, and the network notification done by us.

Electrician in East Molesey – FAQs
The Lower Mole scheme was built after the 1968 flood to protect the stretch from Hersham to the Thames, but the Environment Agency is reviewing it as it ages. If you’re rewiring, raising the board and sockets and separating downstairs circuits is sensible insurance.
A current EICR (renewed at least every five years), plus a mandatory HMO licence if it houses five or more people forming more than one household. We’ll also check how the flat’s supply relates to the shop’s.
It’s offered by Surrey County Council to residents without off-street parking, subject to their checks. If you’re approved, we can install the home charger that the gully serves.
Not necessarily. A modern board can sit in front of much older circuits. An EICR will show the condition of the cabling itself.
Not usually, but position matters. Lights on a front elevation or shopfront in a conservation area may need more thought; rear gardens are rarely an issue.
