Rewiring a listed villa on Castelnau
The villas along Castelnau were built in 1842 for Major Boileau to a design by William Laxton, and Nos 91–125 Castelnau are Grade II listed – stock brick with stucco and hipped slate roofs. Listing covers the inside as well as the outside, so electrical work needs more thought than in an ordinary period house.
What’s usually fine: replacing like for like, renewing cables along existing routes, fitting a new consumer unit in an existing position, and testing.
What may need listed building consent: chasing into original plaster, cutting through historic joists or cornices, new external lighting or cabling on the elevations, moving a meter box, or anything that alters the building’s character.
We plan routes through floor voids and existing service runs, use surface trunking only where it’s acceptable, and set out which parts of the job may need consent so you can apply before work starts – not halfway through.
The Castelnau estate: 1920s cottages, modern loads
Behind the villas lies a very different Castelnau: an LCC cottage estate of around 640 houses, built in the 1920s and passed to Richmond in 1971. Where these homes have been extended with bigger kitchens or loft rooms, new circuits get added to installations that weren’t designed for them. A consumer unit upgrade with RCBOs, or a rewire planned around an extension, is the most common way to bring them up to date. Castelnau Row falls under an Article 4 direction within the Castelnau conservation area, so check what’s controlled before changing anything visible from the street.
Barnes Green, The Terrace and the Article 4 roads
Conservation areas in Barnes include Barnes Green, Barnes Common, Castelnau, Mill Hill and Madrid Road. In Barnes Green, Article 4 directions apply on Laurel Road, Ranelagh Avenue, The Crescent, Bellevue Road, Glebe Road and Hillersdon Road. Depending on the wording of each direction, Richmond can use Article 4 to take away a householder’s freedom to change doors and windows, paint or render brickwork, take down chimneys or pave over a front garden.
For electrical work that mainly affects two things:
- External fittings – a charge point, outside light or meter box on the front wall is exactly the kind of change to discuss with the council first in these streets.
- Creating parking – where an Article 4 direction removes the right to pave a front garden, a new driveway for an EV charger isn’t something to assume.
Along The Terrace, Georgian houses dating from about 1720 sit facing the river. In houses of that age we treat original fabric with care and agree cable routes before lifting a floorboard.
Living by the tidal Thames
Below Teddington the Thames is tidal, and Richmond’s strategic flood risk assessment sets the policy for Barnes and Kew as taking further action to reduce flood risk. For riverside homes, the electrical response is about planning ahead:
- Position the consumer unit and meter above any likely flood level.
- Feed ground-floor sockets from above, so cables don’t sit in a wet floor.
- Split ground-floor and upstairs circuits onto separate RCBOs, so a flooded room doesn’t shut down the house.
Emergency electrician in Barnes
If water has reached your electrics, don’t touch anything standing in it, and only switch off at the main switch if you can reach it safely from dry ground. Don’t reset the RCD. Call us – we’ll make it safe, test each circuit and tell you what can go back on.
EV charging in Barnes without a drive
Richmond Council gives residents several routes to charging. Lamp-column points (5kW) are operated by ubitricity and char.gy, with TotalEnergies running fast bays. If you don’t have a drive, you can request a lamp-column point – the next phase is planned for 2026/27.
For terraced houses without off-street parking, there’s another option: where a property is suitable, the council will fit footway cable channels for a fee – a covered channel in the pavement so you can charge from home without trailing a cable across it (which isn’t permitted). If your property qualifies, we can install an OZEV-approved charger on your side of the boundary, ready for the channel. If you have a drive, we’ll check the supply, fit the charger and notify UK Power Networks.

Questions we’re asked in Barnes
Yes, but parts of the work may need listed building consent – particularly chasing walls, cutting historic timbers or adding anything external. We’ll identify those parts so you can apply first.
Ranelagh Avenue is under an Article 4 direction in the Barnes Green conservation area, so check with Richmond Council before any change to the frontage. A side or rear position may be simpler.
Ask Richmond Council whether your property is suitable for a footway cable channel, which it provides for a fee. Otherwise, request a lamp-column charger – the next phase is planned for 2026/27.
Not necessarily. An EICR will show whether the existing wiring is sound. Sometimes a board upgrade and extra circuits for an extension are enough.
If you’re rewiring or replacing the board anyway, yes – it adds little to the job and protects your installation if the tidal Thames ever reaches the ground floor.
Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.
No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
