Which side of the Common are you on?
Clapham is split between two councils. The Old Town, the High Street, Clapham Park and most of SW4 are in Lambeth; the West Side and North Side streets towards Northcote Road fall in Wandsworth. That border decides three things for any electrical job:
- Building control – Lambeth Building Control on one side, Wandsworth Council on the other; we register your certificate with the right one.
- Landlord licensing – the two boroughs run different schemes with different dates (see below).
- Conservation rules – each borough designates its own conservation areas around the Common, with its own guidance on frontages.
Give us the address and we’ll confirm which council applies before quoting.
Clapham is a flat-dweller’s neighbourhood
In Clapham Town ward, 47.9% of homes are purpose-built flats and another 24.4% are flats converted from houses – more than seven in ten homes in total (Census 2021). Clapham Common & Abbeville is similar: 34.9% purpose-built and 28.0% converted.
For electrical work that changes the shape of every job:
- Converted flats often share one intake, with a landlord’s supply running communal lighting and the fire alarm. Before a rewire we trace exactly which circuits belong to your flat and which serve the building.
- Purpose-built blocks mean working with a managing agent – access to the riser, the meter cupboard and anywhere the lease treats as common parts.
Emergency electrician in Clapham flats
A fault in a converted house can be in your flat, the flat upstairs or the landlord’s supply. If your power has gone, check whether your neighbours have lost it too, then call us. We find the fault, make the installation safe and tell you whose circuit it was.
Landlords: two boroughs, two sets of rules
Lambeth side. Selective licensing (Designation 2) has applied since 1 September 2025 and runs until 31 August 2030. It covers four Clapham wards: Clapham Common & Abbeville, Clapham East, Clapham Park and Clapham Town. Lambeth’s borough-wide additional HMO licensing runs from 9 December 2021 to 8 December 2026, with renewal due. Lambeth also has a borough-wide Article 4 direction (2024): converting a house into a small HMO now needs planning permission.
Wandsworth side. Additional HMO licensing has applied across the borough since July 2025, and Northcote ward has had selective licensing since April 2026.
EICR Clapham landlords can submit with confidence
Every scheme expects a satisfactory EICR, which private tenancies need at least every five years anyway. We explain each C1, C2 and C3 observation in plain English, fix the remedial price in advance and issue a certificate you can send to Lambeth, Wandsworth or your agent. For HMOs we test fire alarm and emergency lighting circuits on the same visit.
Cubitt villas and the Clapham Park and Northbourne Road conservation area
Thomas Cubitt laid out Clapham Park as a villa estate in the 1820s, and the stucco villas on Park Hill, Kings Avenue and Northbourne Road are now protected as Lambeth’s Clapham Park and Northbourne Road conservation area (CA17). Its appraisal is unusually specific: it describes the loss of front gardens to hardstanding as harmful, and it singles out loose cabling and satellite dishes on frontages.
So on these houses we route cables internally or along side and rear walls, keep outdoor fittings off the stucco and remove redundant wiring left by earlier installers.
Lambeth’s other Clapham conservation areas are Clapham (CA01, designated 1968, centred on the Common), Rectory Grove (CA02, including Larkhall Rise and all of Clapham Manor Street), Clapham High Street (CA22) and Clapham Road (CA33). On the Wandsworth side, Clapham Common conservation area (1969) covers North Side, West Side, Altenburg Gardens, Lavender Gardens, Broomwood Road and Nightingale Lane, including Grove Mansions (1896). There, hard surfacing a front garden needs permission unless it’s porous or under 5m².
Listed buildings near the Common include Holy Trinity (1774–76, by Kenton Couse), Grade II*, and the Grade II Clapham South station, its deep shelter and the bandstand.
The new Clapham Park estate
The Clapham Park estate is being rebuilt by MTVH and Vistry, with more than 4,200 homes planned. Over 3,300 of them will draw heat from an air-source heat-pump district heating network, so those flats won’t have their own boiler or individual heat pump. In the new blocks, anything touching shared systems goes through the building’s management first.
EV charging in Clapham
Lambeth installed 167 EV bays with lamp-column chargers between October 2024 and early 2025 – for most Clapham residents, that’s the realistic option, as trailing a cable across the pavement isn’t permitted. If you have off-street parking, we’ll size the circuit, fit an OZEV-approved unit and deal with the UK Power Networks notification – but check conservation area guidance before converting a front garden.

Clapham electricians – your questions
Yes, if it’s privately rented – Lambeth’s Designation 2 has covered it since 1 September 2025. A satisfactory EICR forms part of the application.
The current borough-wide scheme runs until 8 December 2026 and renewal is due. Keep your EICR, fire alarm and emergency lighting certificates current so you’re ready for the new scheme.
Usually, but placement matters. The conservation area appraisal specifically objects to loose cabling on frontages, so we’d normally run cables internally and fit accessories to the side or rear.
No – most of the new homes are served by the estate’s air-source heat-pump district network. Any changes affecting shared plant need the building manager’s agreement.
Check your council tax bill. Streets west of the Common towards Northcote Road are generally Wandsworth; the Old Town, High Street and Clapham Park are Lambeth.
Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.
No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
