Electrician in Earlsfield

NICEIC-approved electricians in Earlsfield, SW18 – the terraces either side of Garratt Lane, the Edwardian streets of Magdalen Park and the 1930s Fieldview and Openview estates. Earlsfield grew fast after its station opened in 1884, and by 1900 terraces covered almost everything north of the line. Many of those houses are now two or three flats, which makes “whose circuit is this?” the first question on a lot of our jobs. Rewires, boards, EICRs and EV advice, quoted in writing.

Who owns which circuit? Earlsfield’s split terraces

In Wandle ward, 31.6% of homes are converted flats – well above the borough-wide 17.7% – with purpose-built flats at 30.0% and terraced houses at 27.5% (Census 2021). Put simply, a typical Earlsfield terrace is as likely to be two flats as one house.

When a Victorian house is divided, the electrics rarely divide neatly. One UK Power Networks service head usually feeds every meter in the building. Behind it you’ll often find a landlord’s supply for the stairwell light and smoke alarms, and sometimes a circuit that leaves the ground-floor flat’s board to serve a socket upstairs because it was convenient at the time. Before we quote a rewire for one flat, we:

  • identify every meter and consumer unit in the building and label which flat each serves
  • trace circuits that cross from one flat into another
  • confirm who holds the freehold and who’s responsible for the shared supply

Getting that right first means your rewire doesn’t leave a neighbour without power, and the communal lighting doesn’t end up wired to your meter.

Charging an electric car without a driveway

Off-street parking is the exception on Earlsfield’s terraced streets. The area falls under controlled parking subzones L1 and L2, with pay-and-display along Garratt Lane, so most electric car owners here park on the street – and running a lead from the house across the footway to your car isn’t permitted under the Highways Act 1980.

That leaves three realistic options:

  1. Request a lamp-column charger. Wandsworth Council takes resident requests for 5kW points run by ubitricity and char.gy. Several hundred requests are queued, with the next phase planned for 2026/27, so it’s worth asking early.
  2. Use the faster public bays operated by TotalEnergies and Believ.
  3. Create off-street parking – but dropped kerbs face strict council criteria, may need planning permission and won’t suit most narrow frontages. On the Wandsworth Common side, Westover Road (23–67) and Rosehill Road sit under an Article 4 direction that restricts front hardstanding altogether.

Where an Earlsfield home does have a garage or drive, we assess the supply, install an OZEV-approved charger and look after the UK Power Networks paperwork. If you don’t, we’ll say so rather than sell you a charger you can’t use.

Magdalen Park, Fieldview and Openview

There’s no conservation area named after Earlsfield itself, but the Magdalen Park conservation area is the one most likely to affect work here. Designated in 1989 and extended to Tranmere Road in 2023, it protects Holloway Brothers’ Edwardian terraces of 1911–15 and two early-1930s Wandsworth Council estates, Openview and Fieldview.

Fieldview is the one to know about: its flats were designed to look like houses. What appears to be a single cottage may actually contain two flats, each normally with its own supply and board – so an EICR or rewire is priced per flat, and access to shared lofts or under-floor voids has to be agreed with the neighbour. In the conservation area, keep anything on the street frontage – a meter box, an outdoor light, surface cable – modest, and check with the council before adding to the front wall.

Renting out in Earlsfield

Selective licensing hasn’t reached Wandle ward, so letting to one household here doesn’t trigger a property licence. Shared homes are different: since 1 July 2025, any Earlsfield house or flat let to three-plus sharers who aren’t a single household needs an additional HMO licence. Either way, a private tenancy needs a satisfactory EICR at least every five years, and in a converted house the landlord’s communal circuit should be on someone’s testing schedule too.

Electrician in Earlsfield – FAQs

In divided houses, circuits are sometimes fed from the wrong board. That’s exactly what tracing finds, and it should be corrected so each flat is self-contained.

You can request one from Wandsworth Council. There’s a waiting list, so apply as soon as you know you’ll need it.

Usually, yes, as long as your supply and board are separate. If any shared space or cable route is involved, we’ll agree access with your neighbour first.

Possibly – Magdalen Park was extended to Tranmere Road in 2023, so its boundary is wider than many people assume. The council’s conservation area maps will confirm it, and we’ll mention it at the quote if it affects the job.

Only if it’s a licensable HMO; Wandle ward isn’t under selective licensing. A satisfactory EICR, renewed every five years, is still required.

Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.

No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
