The Village and Wimbledon North
Almost three in ten homes in Village ward are detached (Census 2021). The Wimbledon North conservation area alone runs to roughly 114 hectares, from the Historic Core and Belvedere to Arthur and Leopold Roads and the Wimbledon House sub-area around Calonne, Burghley and Marryat Roads, with Victorian villas giving way to Edwardian Arts and Crafts houses.

Marquees and temporary supplies in north Wimbledon

Town centre flats and Raynes Park terraces
Head down the hill and the housing flips. In Wimbledon Town & Dundonald ward, over 41% of homes are flats – 23.7% purpose-built and 17.6% converted. Raynes Park flooding and your electrics
Raynes Park has flooded almost every summer for around fifteen years, fed by the Beverley Brook, the Pyl Brook, surface water and overwhelmed sewers. In summer 2021 more than 120 properties were flooded. The railway underbridge, Coombe Lane around Pepys Road, and Approach Road are known hotspots, and Merton is running a flood alleviation study from 2024 to 2026.

- Stay out of standing water if sockets, a board or appliances are submerged.
- If you can reach the consumer unit from somewhere dry, switch off the main switch. If you can’t, leave it.

What has changed is planning. Since 24 March 2026, an Article 4 direction means turning a family house into a small HMO needs planning permission in 13 Merton wards, including Village, Hillside, Raynes Park, Wimbledon Park and Wimbledon Town & Dundonald.

EV charging in Merton: lamp columns, not pavement cables
Merton grew its lamp-column network quickly – from 90 points in 2021 to 530 in 2023 – using roughly 5kW chargers run by Char.gy and SureCharge. But the council currently has no live projects for new on-street points (requests go to ElectricVehicles@merton.gov.uk), it advises against cables over the pavement, and it doesn’t allow pavement cable channels. With controlled parking zones across the town centre, the Village, Wimbledon Park and Raynes Park, a home charger in Wimbledon realistically means you already have off-street parking. If you do, we’ll confirm the supply has headroom, mount an OZEV-approved charger and send UK Power Networks the notification.
