Putney’s homes, and what they mean for electrical work

Mansion flats on the riverside and Putney Hill

Blocks like Kenilworth Court and Ruvigny Mansions on the Embankment were built for the Victorian and Edwardian middle class, and many still run on shared rising mains with intake positions owned by the freeholder. Moving a consumer unit, adding a dedicated circuit for an induction hob, or upgrading a flat’s supply usually needs the managing agent’s consent first – and sometimes UK Power Networks too, if the lateral feeding the flat is undersized. We check the lease and the riser before quoting, so the price doesn’t change once the managing agent gets involved.

Converted terraces in East and West Putney

More than one in six homes in East Putney ward are flats carved out of a house (Census 2021). That means two or three flats sharing one intake, landlord supplies feeding hallway lighting and fire alarms, and wiring that has been extended, split and re-routed by different owners over decades. Tracing which circuits belong to which flat is often the first job – and the reason a “simple” rewire of a top-floor flat takes proper planning.

Roehampton and Putney Heath

West of the Heath, the picture changes completely. The Alton Estate is Grade II listed post-war council housing – its Highcliffe Drive slab blocks are Grade II* – and much of it is due for redevelopment. Towards Putney Heath and the Dover House Estate, larger family houses bring bigger loads: garden offices, heat pumps, kitchen extensions and EV charging all competing for one supply.

Landlords in Putney: selective licensing and EICRs

Since April 2026, every private rented home in East Putney and West Putney wards has needed a licence under Wandsworth Council’s selective licensing scheme. Shared homes across the whole borough have needed one under additional HMO licensing since July 2025.

Both schemes expect a current, satisfactory EICR – which every private tenancy in England already requires every five years under the 2020 Electrical Safety Standards Regulations. Our landlord EICRs come with a written explanation of every C1, C2 and C3 code, a fixed price for the remedial work, and a re-test certificate you can send straight to the council or your letting agent. For HMOs we test and certify fire alarm and emergency lighting circuits in the same visit.

EV charging without a driveway

Putney was one of Wandsworth’s two pilot zones for lamp-column charging, with 149 points installed in 2018 – so on-street charging is more established here than almost anywhere in London. But most of Putney is inside a controlled parking zone, few terraces have off-street parking, and trailing a cable across the pavement isn’t permitted.

If you do have a drive, or a garage off a mews, we’ll assess your supply, fit an OZEV-approved charger and handle the UK Power Networks notification. If you’re hoping to create a driveway, check first: in the Putney Lower Common, Dover House Estate and Roehampton Village conservation areas, Article 4 directions control changes to front gardens. We’ll tell you honestly at quote stage whether a home charger is realistic.

Riverside streets, flood risk and emergency call-outs in Putney

High tides regularly flood the Embankment parking bays, and the flash flooding of July 2021 got inside homes on Festing Road, Sefton Street, Rotherwood Road, Lower Richmond Road and Cambalt Road. If water has reached your electrics, don’t reset anything – call us and we’ll test before power goes back on. When we rewire riverside ground floors and basements, we raise the consumer unit and sockets above likely flood level and put downstairs circuits on separate RCBOs, so a flooded floor doesn’t take out the whole house.

Conservation areas and listed buildings in Putney

Putney has more conservation areas than almost anywhere in Wandsworth: Putney Embankment, Deodar Road, East Putney, West Putney, Putney Lower Common and Putney Heath, plus Roehampton Village, Dover House Estate, Westmead and Alton to the west. Listed buildings include St Mary’s Church (Grade II*), Putney Bridge, the White Lion and the Duke’s Head.

In these areas, anything visible from the street – a charge point on a front wall, a relocated meter box, external lighting or surface-run cable – may need consent. In listed buildings, chasing into original plaster or joists may not be allowed at all. We flag what needs permission before we quote, not after we’ve started.

Electrician in Putney – FAQs

Usually for anything touching the shared riser, the intake or the communal areas, and often for a full rewire under the terms of your lease. We’ll tell you what needs consent and can talk to your managing agent directly.

If it’s privately rented and in East Putney or West Putney ward, almost certainly yes – selective licensing has applied there since April 2026. A satisfactory EICR is part of the application. We can usually test within a few days.

Not a home charger with a cable across the pavement – that isn’t permitted. Your options are a lamp-column charger (you can request one from Wandsworth Council) or, if you have a drive or garage, a home charger we install. If you’re thinking of creating a driveway, check your conservation area’s rules first.

No. Don’t reset the RCD or replace fuses until the affected circuits have been tested. Call us and we’ll isolate, test and tell you what’s safe to use.

Often yes, but where it goes matters. A side or rear wall is usually fine; a front elevation in a conservation area may need consent. We’ll advise before quoting.

Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.

No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
