Looking for an electrician in Kingston? We cover KT1 and KT2 – the town centre and Old Town, the villas around the Fairfield, Canbury, Norbiton and Kingston Hill. Nearly half the homes in Kingston Town ward are purpose-built flats, the river sets the flood risk, and the council is clear about who can and can’t have a home EV charger. We’ll give you straight answers on all three, then quote in writing for rewires, EICRs, consumer units and shop fit-outs.

A town of flats, villas and listed shopfronts
Flats in the town centre and Canbury
In Kingston Town ward, 46.3% of homes are purpose-built flats and another 11.4% are conversions; only 7.2% are detached (Census 2021). For most residents, electrical work means a single flat: a board change, an induction hob circuit, more sockets, better lighting. In blocks, we agree access to meters and risers with the managing agent before booking, and for full rewires we plan around neighbours above and below.
Fairfield/Knight’s Park villas
East of the centre, the Fairfield/Knight’s Park conservation area (designated 1985) covers about 550 properties – mostly villas built between the 1820s and 1900 around the Fairfield, with railway-era houses that followed the opening of the station in 1863. Houses of this age have frequently been extended and rewired in parts over the decades, so a full rewire is usually staged floor by floor so the family can stay in, and we pay particular attention to keeping new cabling, lights and sockets off the street-facing elevations.
Norbiton and the Cambridge Road Estate
In Norbiton, Kingston Council and Countryside have been rebuilding the Cambridge Road Estate since May 2023, with more than 2,100 homes in the plan. New-build flats arrive with modern consumer units and full certification, so the work there is mostly additions – extra sockets, lighting changes, appliance circuits – carried out without voiding the developer’s paperwork. Meanwhile, the older streets of Norbiton and up towards Kingston Hill still have plenty of houses due an EICR or a board upgrade.
Kingston electricians for Old Town shops and listed buildings
The Kingston Old Town conservation area covers roughly 13.4 hectares and contains 37 listed buildings around the Market Place, All Saints Church and the Coronation Stone. Where an Old Town building combines a shop or office with flats above, the electrics need to reflect that mix:
- Separate supplies for the commercial unit and the residential floors, with clear labelling and isolation.
- Fire alarm and emergency lighting testing for upper-floor flats and staff areas.
- Listed building consent – fixing new lighting, signage supplies or trunking to historic fabric can need consent, so we agree routes and fixings before work starts.
Separately, Kingston’s 2022 Article 4 direction removes permitted development rights for changing Class E commercial premises to residential, so converting a shop into flats now needs planning permission. If you’re planning a conversion, sort the planning side before we design the electrical installation.
For shops in the Bentall Centre area and along the high street, we offer commercial electrical work and planned maintenance contracts.
Where the Thames meets the Hogsmill: flood risk
Kingston town centre is particularly exposed to flooding where the Thames and the Hogsmill River meet. Ground floors and basements close to either river carry the most risk, and that should shape how they’re wired.
When rewiring a flood-exposed ground floor or basement, we fit the consumer unit high, bring socket outlets down from above rather than up from below, and put the ground floor on its own RCBOs so a flooded room doesn’t take out the whole property. If water has already got into your wiring, switch off at the main switch only if you can reach it from somewhere dry, don’t reset anything, and call us to test before the power goes back on.
EV charging in Kingston: the driveway rule
Kingston Council’s position is direct: a home charger is only possible if you have a private driveway, and cables must not be run across the pavement. Most of the town centre is in parking Zone A1 (Monday to Saturday 8.30am–10.30pm, Sunday 11am–10.30pm), with Zones A and B covering Canbury.
If you don’t have off-street parking, public charging is the answer: lamp-column chargers run by ubitricity Shell Recharge (formerly SureCharge, rebranded in February 2026), 50 TotalEnergies fast bays, and BP Pulse rapid chargers on routes such as Cambridge Road. If you do have a drive, we’ll survey the supply and earthing, mount an OZEV-approved charger and register it with UK Power Networks.
None of Kingston’s three Article 4 directions controls front gardens, but conservation area guidance still applies in places like Fairfield/Knight’s Park, so check before paving a front garden for parking.

Electrician in Kingston – FAQs
No. The council only supports home chargers where there’s a private driveway, and cables across the pavement aren’t allowed. Lamp-column and rapid public chargers are your options.
It’s strongly advisable – separate metering and isolation make faults, testing and tenancy changes far simpler. If the building is listed, we’ll plan cable routes to avoid damaging historic fabric.
You’ll need planning permission because of the 2022 Article 4 direction on Class E to residential. Once that’s in place, we can design and certify the new installation.
Yes. We’ll work from the existing certificates, extend the installation to the same standard and issue new certification for the changes.
Not always. An EICR shows which circuits are deteriorating. Sometimes a partial rewire plus a new board is enough; sometimes the whole house needs doing. We’ll show you the results and explain the options.
Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.
No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
