The Southfields Grid: 45 builders, no two houses alike

The Grid – Replingham, Engadine, Clonmore, Trentham and the streets around them – is 1,766 houses, maisonettes and shops put up between 1893 and 1906 by 45 different builders. From the street it looks uniform. Inside, it isn’t: floor structures, joist runs, chimney breasts and loft access vary between builders, and more than a century of owners have each added their own extensions and alterations. Southfields ward as a whole is 44.2% terraced (Census 2021).

So we never price a Grid rewire from a neighbour’s job. We survey your house – where the floorboards lift, which way the joists run, what’s been added in the loft and the kitchen – and quote for that. It’s also why an EICR is worth having before you buy on the Grid: two houses on the same street can be in very different condition.

Half-houses on Astonville and Trentham Streets

Look for pairs of front doors. Astonville and Trentham Streets have a concentration of “half-houses” – maisonettes built to look like single terraced houses, with one door for the upstairs home and one for the downstairs. Electrically they’re two separate dwellings: two supplies, two meters and two consumer units, sometimes with cables for one passing through the other. If you’re buying, selling or rewiring one, we’ll confirm exactly what belongs to whom before isolating anything. Converted flats add to the mix – they make up 20.1% of Southfields homes, with purpose-built flats at 28.2%.

EV charging: Victoria Drive versus the Grid

Southfields is a place where a home charger is realistic for some households and close to impossible for others.

Victoria Drive is a conservation area of large detached houses built between 1927 and 1939, most with integral garages. A garage or driveway means a charger can usually go in without fuss – we check the supply, fit an OZEV-approved unit and notify UK Power Networks. Larger houses may also be running heat pumps or garden offices, so we look at total demand before adding a car to it.

On the Grid, it’s the opposite. Few houses have anywhere to park off the road, and Southfields is split into controlled parking zones S1 to S5 – mostly a one-hour weekday restriction, longer on Replingham Road (9.30am–4.30pm). A cable from your hallway to the kerb isn’t permitted. The realistic route is a council lamp-column charger, which residents can request; demand is high, so request one early.

Sutherland Grove, Wimbledon Park Road and other conservation areas

Southfields has more conservation areas than people expect:

• Sutherland Grove (1992) – 1920s–30s detached and semi-detached houses with hipped roofs, plus the Grade II listed Whitelands College building. Flats here have no permitted development rights, so anything fixed outside – a charger, a light, an external cable run – is likely to need planning permission first.
• Wimbledon Park Road – built by Allen & Norris between 1910 and 1920 on Gatwick, Hambledon and Wincanton Roads.
• Victoria Drive (1988) – the interwar detached houses above.
• West Hill Road to the north, Wimbledon North covering the northern part of Wimbledon Park, and Bathgate Road, mostly in Merton with a small part in Wandsworth.

Internal rewiring in a conservation area rarely needs consent. External work is different, and we’ll tell you at the quote if something needs a planning application.

Landlords in Southfields

Southfields ward isn’t in Wandsworth’s selective licensing designations, so an ordinary family let doesn’t need a property licence. HMO licensing does apply: since 1 July 2025, a Southfields house or flat shared by three or more tenants from separate households needs an additional HMO licence. Tenants in any rented home are owed a fresh EICR within five years of the last – and if you let half of a half-house on Astonville or Trentham Street, make sure the report covers your dwelling, not the whole building.
