NICEIC-approved electricians in Balham and across SW12. Much of our work here is in one of two places: the red-brick Heaver Estate, where original stained glass and tessellated paths come with strict planning controls, and the many Victorian and Edwardian houses that have been split into flats. Add Du Cane Court, Nightingale Lane and Dinsmore Road, and Balham asks more questions about shared supplies and listed details than most of SW London. Rewires, EICRs, boards and EV advice, priced in writing.

The Heaver Estate: original features and Article 4
Alfred Heaver built the estate between about 1890 and 1910 in a red-brick Queen Anne style – Ritherdon, Drakefield, Streathbourne, Louisville, Elmbourne, Hillbury, Huron, Manville, Veronica, Terrapin and Bushnell Roads, and Bedford Hill. Many houses keep their stained glass and tessellated front paths, and the conservation area’s Article 4 direction protects them: windows, doors, roofs, porches, painting and front hardstanding are all controlled.
Inside, a Heaver Estate rewire is about protecting what makes the house valuable. We plan routes to avoid cornices and ceiling roses where we can, lift floorboards rather than chasing walls, and agree up front where any new consumer unit and meter will sit so nothing ends up on the front elevation. If a tessellated path would have to be lifted to bring in a new supply cable, we’ll tell you before any digging is agreed.
More than a quarter of Balham homes are converted flats
In Balham ward, 27.4% of homes are flats converted from houses – one of the highest shares anywhere in Wandsworth (Census 2021). Purpose-built flats make up 29.1% and terraced houses 27.9%. For Balham electricians, that conversion rate shapes day-to-day work more than anything else.
A converted house typically has one incoming service from UK Power Networks feeding two or three meters, plus a landlord’s supply for the shared hallway lights, door entry and any fire alarm. Over the decades, circuits get extended across flat boundaries – a top-floor socket fed from the ground-floor board is not unusual. Before we rewire one flat, we map which circuits belong to whom, so nobody’s freezer goes off unexpectedly and the communal supply stays the freeholder’s responsibility.
If you own a share of freehold, it’s worth agreeing with your neighbours who looks after the landlord’s supply and its five-yearly testing, because nobody else will.
Du Cane Court, Dinsmore Road and the Priory
Balham’s purpose-built flats are just as varied. Du Cane Court on Balham High Road opened in 1937 with 677 flats behind its art deco frontage, and was thought to be Europe’s largest privately owned block when it was built. Work in a block that size means coordinating with the managing agent for access and any communal shutdowns.
The Dinsmore Road conservation area, designated in 1989, protects early-Edwardian purpose-built flats designed to look like double-fronted houses – so the “house” you’re looking at may hold two independent homes with separate supplies. On Culverden Road, The Priory is a Grade II listed Strawberry Hill Gothic villa now divided into flats; any work affecting its historic fabric may need listed building consent, and we’ll check with you before touching walls or ceilings.
Elsewhere in SW12, the Nightingale Lane conservation area (designated 1970) takes in Nightingale Square, Endlesham Road, Chestnut Grove and George Jennings’ terracotta terraces, while Old Devonshire Road has been a conservation area since 1995.
Letting a home in South Balham
South Balham ward was in the council’s first selective licensing designation, so since July 2025 every privately let home there must be licensed. Balham ward isn’t in either designation, so check which side of the boundary your property falls on. Shared lets are separate again: a home with three or more occupiers from more than one household needs an additional HMO licence anywhere in Wandsworth.
A current, satisfactory EICR sits behind every application. For converted houses we’ll test the landlord’s communal circuits alongside the flat, so the freeholder and the letting agent both have what they need.
Charging an electric car in SW12
On the Heaver Estate, the Article 4 direction covers front hardstanding, so turning a front garden into a parking space for a charger is unlikely to be allowed – and Balham is within a controlled parking zone. Most residents rely on Wandsworth’s lamp-column chargers, which you can request from the council, or the faster public bays from TotalEnergies and Believ. If your house has a drive or rear garage, the job is simpler: a load check, an OZEV-approved charger and our notification to UK Power Networks.

Electrician in Balham – FAQs
Usually not, because the Article 4 direction restricts front hardstanding, so you can’t create a new parking space. If you already have legal off-street parking, we can look at it; otherwise a council lamp-column charger is the likely answer.
Normally the freeholder, through the landlord’s supply. If you share the freehold, that responsibility – including keeping it safe and tested – is shared too.
It shouldn’t. We plan cable routes around cornices, ceiling roses and stained glass, and agree with you which walls and floors can be opened before starting.
If it’s in South Balham ward, yes – selective licensing has applied there since July 2025. In Balham ward you’ll only need one if the flat is a licensable HMO. Either way, your EICR must be satisfactory and renewed within five years.
Yes. We’ll coordinate access, any communal isolation and working hours with the managing agent before the job.
Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.
