Electrician in Wandsworth

NICEIC-approved electricians for Wandsworth Town, Wandsworth Common and the streets in between (SW18). In one week we might add circuits to a Ram Quarter apartment first occupied in 2018, then trace the wiring through an 1880s cottage off Old York Road and a Regency-style villa on West Hill Road. The rules change from street to street here, and so does what’s hidden in the walls. Rewires, EICRs, EV chargers and fault finding – always with a written price before work begins.

New flats by the Wandle, Victorian cottages up the hill

Wandsworth Town ward is mostly flats. The 2021 Census puts 54.3% of homes in purpose-built blocks and another 19.4% in converted houses, with terraces making up just 18%. For Wandsworth electricians, that split decides how almost every job gets planned.

Ram Quarter and the riverside blocks

The 713 apartments at the Ram Quarter sit along the River Wandle on the site of Young’s old Ram Brewery, which closed in 2006. The brewery buildings themselves are Grade II* listed. In the new blocks the wiring is recent, so requests are about adding rather than replacing: home-office sockets, under-cupboard LEDs, a dedicated appliance circuit. The constraint is the building – managing agents issue permits and fire-stopping between flats must be reinstated properly. We ask for the block’s rules before lifting a floor panel.

Old York Road’s workers’ cottages

Alma, Ballantine, Dalby, Bramford and Podmore Roads were built as two-storey workers’ cottages between the late 1870s and the 1890s, and became the Old York Road conservation area in June 2019. Small rooms and solid walls make a rewire here a puzzle of cable routes – lifting boards upstairs, feeding the ground floor from above, keeping chases in old plaster to a minimum. Where a fuse board has been extended piece by piece over the years, we’d normally recommend replacing it rather than bolting on one more circuit.

The Toast Rack and West Hill Road

Beside the Common, the Toast Rack – Routh, Patten, Henderson, Nicosia, Baskerville and Dorlcote Roads – was laid out by Edward l’Anson on Magdalen College land and built by Charles Kynock from about 1880 into the early 1890s. West Hill Road, a conservation area since 1985, mixes 1850s–60s Regency-style villas with later terraces. These are bigger houses carrying bigger loads – kitchen extensions, loft rooms, garden studios – so before quoting a rewire we check whether the incoming supply can actually cope.

Wandsworth Common’s Article 4 rules and home EV charging

The Wandsworth Common conservation area is divided into sub-areas A to J, and parts of it are covered by an Article 4 direction that removes normal permitted development rights. On Westover Road (numbers 23–67) and Rosehill Road, laying hardstanding in a front garden is restricted, so you can’t simply pave the front to park and charge. On Wandsworth Common Westside (62–72) the direction covers windows, doors, roofs and painting instead.

On those restricted roads, without existing off-street parking a home charger may simply not be possible – and we’d rather say so at the quote stage. Elsewhere, a new dropped kerb has to meet the council’s strict criteria and may need planning permission. Where there’s an existing drive or garage, we’ll confirm the incoming supply has headroom, install an OZEV-approved unit and send the UK Power Networks notification ourselves.

Most Wandsworth Town drivers park on the street inside a controlled parking zone. The council’s on-street network uses 5kW lamp-column points from ubitricity and char.gy, with faster bays run by TotalEnergies and Believ. Residents can request a lamp-column charger, though several hundred requests are already waiting and the next phase is due in 2026/27. Running a lead over the footway from your front door isn’t allowed under the Highways Act 1980.

Renting out a Wandsworth flat: what licensing applies

Neither of Wandsworth’s selective licensing designations includes Wandsworth Town ward, which means a family or single-household let here needs no property licence on that ground. Shared homes are another matter. Since 1 July 2025, additional HMO licensing has covered the whole borough – a house or flat shared by at least three tenants who aren’t all one household, plus flats in multiple occupation inside purpose-built blocks of three or more flats. In a ward where more than half the homes are purpose-built flats, that second category catches landlords out. Converted blocks falling under section 257 are excluded.

Licence or not, every private tenancy needs an EICR at least every five years. We explain each code in plain English, fix-price any remedials and reissue the certificate once they’re done – and in a licensed shared flat, the fire alarm and emergency lighting can be checked at the same appointment.

Electrician in Wandsworth – FAQs

Numbers 23–67 Westover Road, and Rosehill Road, fall under an Article 4 direction that restricts front-garden hardstanding, so creating a new parking space is unlikely to be approved. If there’s no existing off-street space, a lamp-column request to the council is the realistic route.

No – conservation area status controls what’s visible outside, not the cables inside. Anything on the front elevation, such as a relocated meter box or an outdoor light, is worth checking with the council first, and we’ll flag it at the quote.

Yes. We’ll arrange access and any permits with the building management, agree working hours, and make good fire-stopping wherever cables pass between compartments.

Two sharers fall below the HMO threshold of three people from two or more households, and Wandsworth Town ward isn’t in a selective licensing designation, so on those facts no licence is needed. Your EICR still has to be satisfactory and under five years old.

The Thames and lower Wandle here are protected by the Thames Barrier and tidal defences; without them, much of this stretch would face at least a 0.1% chance of flooding each year. It’s a low risk rather than no risk, which is why we keep basement and riverside consumer units out of harm’s way where we can.

Yes – NICEIC Approved Contractor and Domestic Installer, assessed annually, with certificates accepted by insurers, lenders, letting agents and building control.

No. Quotes are free and written, and the price we give is the price you pay unless the scope changes.
